Brinks Row Car Park, Garage, Extension & Porch Project

By far the most difficult challenge any house owner faces in tackling a major home improvement project is finding a really competent, conscientious builder who can be totally trusted.

While we’d always had an ambitious vision of what we needed to do to improve 7 & 8 Brinks Row, the access, logistics and terrain were incredibly difficult plus the work had to be totally in character with cottages built in 1740 as well as satisfying Conservation area rules. It was a civil engineering nightmare.

As well as building and paving in matched old stone, we would also have to move overhead power lines and drains, then bring in around 300 tonnes of hard core and concrete via limited access to create a large level road surface, held in place by massive retaining walls due to the slope, yet make it all look attractive.

Such a job is almost impossible to estimate, so also had to be done on day work. This is a risk, as unscrupulous contractors can really rack up extra hours if they want to bend the rules. It is all too easy for the costs to run away.

Our lucky break was meeting Dave Ball, who came recommended from doing other similar projects on old buildings.

Dave is both scrupulously honest and a genuine construction enthusiast, also being very creative in his own right. He is great at finding good solutions to difficult problems. He is conscious of the need to control cost while still delivering top quality and service – nothing is too much trouble. He is a natural team player, so working with him is easy and stress free.

Most importantly, Dave Ball also has a great team of trusted associate tradesmen he employs - joiners, plumbers, tilers, plasterers, electricians, roofers and masons as well as specialist suppliers in stone and plant equipment, who work well together and very professionally. He is respected by the local authority engineers and planners, who know he doesn’t take short cuts.

While Dave also works hands-on with stone and brick himself, he is also a natural man manager and site coordinator, so he keeps all the many elements of a project running efficiently, in parallel and on time while still at reasonable cost. While not always the cheapest, Dave Ball definitely gives best value for money.

The “before” and “after” photographs of our ambitious 12 month project say it all. My wife is delighted with the results and we’ve had nothing but compliments from neighbours, walkers & riders passing the cottages, who all say that aesthetically the finished project is a massive improvement to the area. It has also greatly enhanced the property value.

My wife and I have no hesitation in recommending Dave Ball and J.D.Construction NW Ltd, as they did a superb and very difficult job for us. We’re genuinely delighted with the end result – a top quality job well done.
